εμποδίζονται

To all the good people who contributed below and as INFORMATION ONLY.
In the past, in the UK, Legal wording, 'legalese', used to be a labyrinth of confusion and non-understanding by ordinary citizens outside the Legal Profession. Lawyers retained a 'closed shop' and a monopoly to and for their advantage. With the coming of 'The Citizen's Charter', successive Governments encouraged and promoted a campaign for 'Simple English', which is easier to be understood by ordinary citizens. In other words, all the old archaic, Chaucer or Shakespearean like wording used by the Legal Profession and in Parliament to draft or enact Laws, the 'written word' would be in SIMPLE ENGLISH. So, in the last 20, or so, years the tendency has been to write contracts and Acts/Laws, for example, in a simple form of English, understandable by the many and not just by the few.
With regard to 'estoppel' I am no Lawyer, but reading it up in Wikipedia it sounds very complex, so is 'estoppel xxxx' exchangeable with 'εμποδίζονται';;??? or is a 'Simple English' term, like I suggested, more within the spirit of 'Simple English'?? The judgement is out there! I am NOT suggesting my proposal is a right one, either.

συμπεριφορά = implied behaviour (DE konkludentes Verhalten, HU ráutaló magatartás), στα Ελληνικά της Ελλάδας: σιωπηρή δήλωση βουλήσεως, σιωπηρή/εικαζόμενη βούληση. Η πράξη αποδοχής του ποσού είναι η implied behaviour που καθιστά απαγορευτική την προβολή κατόπιν εορτής απαιτήσεων που κρίνονται και παράλογες.

Νομίζω ότι είναι κάπως άκομψη ή λάθος διατύπωση και εννοεί: το γεγονός ότι δέχτηκαν την επιστροφή του ποσού της προκαταβολής και των εξόδων της χαρτοσήμανσης [άρα δέχτηκαν την ακύρωση της αγοράς και μάλιστα αυτή δεν τους κόστισε τίποτα] δεν τους επιτρέπει να προβάλουν όψιμες και παράλογες απαιτήσεις.
Δηλαδή, αφού α) ακύρωσαν την αγορά, β) πήραν τα λεφτά και έξοδα πίσω, τώρα δεν μπορούν να έχουν απαιτήσεις

Το «συμπεριφορά τους» δεν λειτουργεί σωστά μέσα στην πρόταση. Ωστόσο, έχει μια μειωτική χροιά, όπως στις εκφράσεις «απαράδεκτη συμπεριφορά», «τι συμπεριφορά είναι αυτή» «συμπεριφέρεται σαν...». Γενικά, δεν το χρησιμοποιούμε και πολύ θετικά.

They are prevented, by their behaviour, in making late and unreasonable demands/claims... (replace 'from' with 'in')
They are impeded by " " "
or
Their behaviour prevents them from ( as you said)
..........................impedes ................
but, I think, you diverge from the tense of the original(not that it matters re the meaning)
Also, there is the verb 'hinders' them.......
Badly constructed??!!!
BUT--'όψιμες' is NOT 'current'. It means 'late'.
