Text d'origen - Anglès Mr. _______________ is interested in leasing the Property described above and Mrs. ____________ agrees to lease the property to him.
Therefore, both parties agree to execute this Lease Agreement, which shall be subject to the following
CLAUSES
Mrs. ______________________ leases to Mr. __________________________ the property
described hereof. The term of this Agreement shall be ONE (1) YEAR, as from June 20, 2017 and until June 20, 2018. The Lessee may extend the term hereof for additional periods of 1 year up to a maximum total term of FIVE (5) YEARS, including the first year and the four extension periods, by providing the Lessor with sixty (60) days’ advance notice prior to the end of any annual term.
Should the Lessee decide to renew the annual Agreement, the Lessee shall give written advance notice of at least two months. Should the Lessee fail to give the said notice to the Lessor, the Lessee shall allow access to the Property to possible customers interested in leasing the dwelling, provided that the latter are accompanied by the Lessor and that the day and time are convenient to the Lessee.
This Agreement shall not be extended once the five (5) year term has expired, unless the Parties expressly agree otherwise in writing. The Lessee shall vacate the leased property and place the said property at the disposal of the Lessor, returning possession thereof to the latter.
The possession of the Property shall revert to the Lessor without delay on the exact expiry date of the term agreed herein. The Lessee shall pay all damages caused to the Lessor due to partial or total nonfulfillment of this obligation. Should the Lessee not fulfill the obligation to return the property to the Lessor upon cancellation of the agreement due to expiry of the initially agreed term or of any extension thereto, the Lessee shall have the obligation to pay compensation in proportion to the excess period of occupancy.
This Agreement in its entirety shall be governed firstly by the will of the parties, as expressed herein, or otherwise, by the provisions set forth in the current Code of Alabama 35-9-4 on Real Estate Leases.
In the event that the Lessee cancels the Agreement of his own will, all contractual obligations shall not be considered settled until the Lessee returns possession of the Property to the Lessor. The Property must be free, clear and empty (except for the furniture as listed in Annex 1)
Traducció - Espanyol De un lado, D._______________ manifiesta que está interesado en tomar en arrendamiento la vivienda anteriormente citada y de otro lado, Doña____________ expresa su voluntad de dar la vivienda en arrendamiento al Arrendatario. Por la presente, ambas partes acceden de mutuo acuerdo a suscribir el presente contrato de arrendamiento que lleva consigo las siguientes ESTIPULACIONES
Doña ______________________ arrienda a D.__________________________
la vivienda descrita anteriormente. La duración de este contrato tendrá una duración de un (1) año, a partir del 20 de junio de 2017 hasta el 20 de junio de 2018. El Arrendatario podrá extender la duración de este contrato por periodos adicionales de 1 año hasta un máximo total de cinco (5) años, incluyendo el primer año y los cuatro años adicionales de prórroga. Para tal efecto, el Arrendatario deberá notificar al Arrendador en un plazo de sesenta (60) días previos a la finalización del periodo anual.
En caso de que el Arrendatario decida renovar el contrato anual, deberá notificar al Arrendador de manera escrita con una antelación mínima requerida de dos meses. En caso de que el Arrendatario no realice la comunicación descrita en el párrafo anterior, el Arrendatario queda obligado a dar acceso al Inmueble a los posibles clientes interesados en alquilar la propiedad, siempre y cuando estos vayan acompañados del Arrendador y que el día y la hora establecidos sean de conveniencia para el Arrendatario.
Este contrato no podrá ser prolongado una vez vencido el plazo de cinco (5) años, a no ser que las Partes acuerden expresamente lo contrario de manera escrita. El Arrendatario deberá desalojar y entregar la posesión del Inmueble a disposición del Arrendador.
La posesión del Inmueble deberá ser devuelta al Arrendador sin ninguna demora en la fecha exacta de vencimiento de este contrato. El Arrendatario deberá satisfacer los daños ocasionados al Arrendador por el incumplimiento parcial o total de la disposición mencionada en el párrafo anterior. Si el Arrendatario Incumple con su obligación de entregar el Inmueble al Arrendador una vez rescindido el contrato a causa del vencimiento del plazo acordado inicialmente o de cualquiera de las prórrogas, el Arrendatario quedará obligado a satisfacer una indemnización proporcional al periodo excedente de ocupación.
La totalidad de este contrato se regirá por la voluntad de sus Partes, tal y como se expresa en este documento, o por las estipulaciones expuestas en el actual Código de Alabama 35-9-4 sobre arrendamientos de Bienes Inmuebles.
En caso de que el Arrendador rescinda el presente contrato por propia voluntad, las obligaciones contractuales no se considerarán resueltas hasta que el Arrendatario devuelva la posesión del Inmueble al Arrendador. El Inmueble debe quedar libre, limpio y vacío (a excepción de los muebles enumerados en el Anexo 1).
