W segmencie finansowania nieruchomości komercyjnych X udziela kredytów w walutach: PLN i EUR, z zastrzeżeniem, że w trakcie procesu budowy co do zasady obowiązującą walutą kredytu jest PLN, a EUR dopuszczane jest tylko w przypadku zawarcia przez klienta transakcji zabezpieczającej przed wahaniami kursu waluty (w kwocie odpowiadającej min. 75% kwoty kredytu). W przypadku gdy walutą kredytu na etapie budowy jest PLN, ewentualna możliwość zmiany waluty na EUR następuje dopiero w momencie konwersji kredytu z fazy budowlanej na inwestycyjną i ograniczona jest do klientów, których przychody z tytułu wynajmu powierzchni również wyrażone są w tej walucie. Pomimo dopasowania waluty kredytu do waluty przychodu klienta, bank identyfikuje ryzyko walutowe wynikające z faktu możliwego niedopasowania waluty, w której rozliczana jest opata za wynajem powierzchni z walutą, w której najemca osiąga przychód.
W celu identyfikacji transakcji narażonych na oddziaływanie ryzyka kursowego Bank dokonał przeglądu portfela kredytów w walucie EUR przeznaczonych na finansowanie CRE. Przeprowadzona analiza miała na celu określenie poziomu wrażliwości najemców na zmiany makroekonomiczne, w szczególności deprecjację złotówki względem euro. Do celów analizy przyjęto, że transakcje narażone na oddziaływanie ryzyka kursowego to takie, w przypadku których udział najemców potencjalnie wrażliwych na zmiany kursu EUR jest istotny (przekracza 30%). Z przeprowadzonych przez NBP badań dotyczących zabezpieczania się przedsiębiorstw przed ryzykiem kursowym wynika, że ok. 2/3 wszystkich przedsiębiorców posiadających otwarte pozycje walutowe zabezpiecza swoje transakcje przed zmianą kursu oraz że duże przedsiębiorstwa częściej i lepiej radzą sobie z tym problemem.
W związku z powyższym bank przyjął, że najemcy zarządzający ryzykiem kursowym, a co za tym idzie mało wrażliwi na zmianę kursu EUR/PLN, to:
• podmioty z listy 500 największych przedsiębiorstw w Polsce,
• koncerny międzynarodowe z siedzibą w Polsce lub za granicą,
• instytucje finansowe takie jak: banki i towarzystwa ubezpieczeniowe,
• duże sieci handlowe.

In the segment of real estate financing, X grants loans in PLN and EUR, subject that during the construction process the currency applicable as a rule is PLN, and EUR is acceptable only in the case the customer concludes a transaction hedging against exchange rate fluctuations (in the amount corresponding to a minimum of 75% of the loan amount). In the case when the loan currency during construction is PLN, the potential option to change the currency into EUR occurs only upon the conversion of the loan from the construction phase to the investment phase and is limited to customers whose revenue in respect of lease of space is also expressed in that currency. Despite matching the loan currency to the customer's revenue currency, the bank identifies foreign exchange risk resulting from a potential mismatch of the currency in which the fee for lease of space is settled and the currency in which the tenant earns revenue.
In order to identify transactions exposed to foreign exchange risk, the Bank reviewed the portfolio of EUR loans designated for financing CRE. The analysis aimed to determine the level of tenants’ sensitivity to macroeconomic changes, in particular depreciation of PLN against EUR. For the purpose of the analysis it was assumed that transactions exposed to foreign exchange risk are transactions for which the share of tenants potentially sensitive to EUR exchange rate changes is material (exceeds 30%). Studies conducted by the National Bank of Poland regarding hedging against foreign exchange risk in enterprises indicate that around 2/3 of all entrepreneurs with open currency positions hedge their transactions against exchange rate change and that large enterprises deal with this problem more often and better.
Therefore, the bank has assumed that tenants managing foreign exchange risk and, as a result, not sensitive to the change of EUR/PLN exchange rate are:
• entities from the list of 500 largest enterprises in Poland,
• international corporations with registered offices in Poland or abroad,
• financial institutions such as: banks and insurance companies,
• large commercial networks.
